CONSERVATION


The following items are adapted to the administration of financial recoveries. However, many of those items are also performed on standard, privately owned residences.



Change of locks of vacant units


First inspection

  • Filing of an inspection report (48 hours delay).
  • External inspection (occupied property: external verification only).
  • Interior inspection.
  • Pictures.
  • Turn off water.
  • Disposal of mail and flyers.
  • Disposal of perishables.
  • Secure the property.
  • Secure the access to the swimming pool.
  • Snow removal from the sidewalk to the doorway (3 feet wide) including one parking space. A snow contractor may be required in certain cases.
  • Lawn mowing.

Regular surveillance inspections or as per your specifications


        Occupied properties
  • External inspection.


        Vacant porperties
  • External and interior inspection.
  • Disposal of mail and flyers.
  • Sign the inspection control sheet.
  • Inform your institution of any change.
  • Winter: snow removal from the sidewalk to the doorway (3 feet wide) including one parking space. A snow contractor may be required in certain cases.
  • Summer: lawn mowing.
    - once a week from of May 1st to June 30th
    - every two weeks from of July 1st to September 30th.


Winterizing (vacant properties October 1 to March 31)

  • Close all openings.
  • Turn off main water valve.
  • Drain water pipes.
  • Turn off the water heater.
  • Empty the water heater.
  • Add anti-freeze in facilities and drains (glycol on request).
  • For any central heating system; assessment, cleaning, tune up and start up of system by a specialised technician.
  • Maintain the heating system at 15 degrees.
  • Fill the oil tank if necessary.
  • In the case of a property heated with a hot water system, we drain pipes and install portable construction heaters (one per floor).

Winterizing the swimming Pool

  • Lower water level.
  • Drain the filter and pump.
  • Add anti-freeze in the pipes.
  • Disconnect and store the pump inside the house.

Special Visit

  • Whenever a second visit is necessary during the week.
